Domestic Buildings

Domestic Structural Engineering

We provide structural engineering design and advice for extensions, alterations, refurbishments and new-build homes.

Our domestic work commonly includes:

  • extensions and sunrooms;
  • internal wall removals;
  • formation or enlargement of openings;
  • loft and attic conversions;
  • garage conversions;
  • roof alterations;
  • replacement roofs;
  • structural steelwork;
  • foundations and retaining walls;
  • balconies and raised decks;
  • remedial works to existing buildings; and
  • structural calculations and drawings for building warrant applications.

We regularly work directly with homeowners as well as architects, architectural technicians, builders and property developers.

Where appropriate, we can provide structural certification through the Scottish building standards certification scheme.

New Homes and Housing Developments

We provide structural engineering services for individual new homes, small residential developments and larger housing projects.

Our services can cover the project from initial concept through to construction, including:

  • appraisal of the proposed structural form;
  • foundation design;
  • suspended ground-floor design;
  • masonry, timber and steel design;
  • structural stability and racking design;
  • retaining walls;
  • drainage and external works;
  • coordination with architects and specialist suppliers;
  • review of site investigation information;
  • construction drawings and calculations; and
  • SER certification.

We work with private clients, architects, developers, contractors and national and regional housebuilders.

Our experience allows us to develop repeatable and efficient engineering solutions while responding to variations in house type, site levels, ground conditions and construction methods.

Timber-Frame Engineering

Turnbull Kyle has extensive experience in the structural design of timber-frame buildings.

We provide engineering support for bespoke homes, housing developments, extensions and other timber-frame structures.

Our timber-frame services may include:

  • structural design of wall panels;
  • racking and stability calculations;
  • lintels, beams and posts;
  • floor and roof support design;
  • holding-down and anchorage requirements;
  • coordination with roof-truss designers;
  • foundation reactions and load information;
  • assessment of large openings and glazed areas;
  • review of specialist timber-frame proposals;
  • construction details; and
  • structural certification.

We work closely with architects, timber-frame manufacturers, contractors and housebuilders to develop practical details that can be efficiently manufactured and constructed.

Where standard timber-frame arrangements are unsuitable, we can design supplementary steelwork, engineered timber or other structural solutions.
